What is classified as an emergency?
  • Any serious loss of water e.g.  Burst pipes, taps won’t turn off, serious roof leaks or flooding
  • Any open sewage
  • Blocked or inoperable toilet (if only toilet available in property)
  • A gas leak
  • A dangerous electrical fault
  • Any breach to the security of the property e.g. Smashed window, vandalised front door or broken locks.
  • A failure or breakdown of the gas, electricity or water supply to the property
  • Total appliance failure causing no heating, hot water, cooking or laundry facilities
  • Missing manhole cover to communal areas
  • Major slip, trip or fall hazards in communal areas
  • Serious fire damage
  • Serious storm damage
  • Smoke alarm repairs or replacement
  • Broken down communal lifts (if only access to property and if known to be occupied by elder persons reliant on the lift)
  • Broken baths or showers (if only sanitation unit in property)
