How it works

Bridge Housing makes the process of letting your property simple.

The first step to becoming a landlord with Bridge Housing is to contact our Leasehold Manager to discuss how our leasehold program works and if it is suitable for you.

Our leasehold manager will need to visit your property to provide you with a rental valuation, the valuation given is the total payment you will receive from us each month. We do not charge management fees.

Ensuring your property meets minimum lettable standards

Bridge Housing may ask you to complete some works to your property before we are able to lease it from you. These works will be to ensure that your property meets our minimum lettable standard under the Residential Tenancies Act e.g. fitting of smoke alarms, water-saving devices.

Our commitment to pay your rent each month

Once Bridge Housing has confirmed that your property has met our minimum lettable standards and the agreement is signed we will pay the bond, rent for the current month and for the following month.

Then you will receive your rent each month with the payment guaranteed for 52 weeks of the year regardless of whether the property is tenanted or not.

Rental payments are deposited monthly, on the same day each month, direct to your account.

Repairs and maintenance

As a landlord you retain responsibility for required maintenance in the property. We are able to provide you with a cost saving maintenance service and 24-hour emergency repairs service.

Managing tenants

Bridge Housing is your tenant and we will sub-let the property to tenants who are currently awaiting social housing. All your communication will be with Bridge Housing and we take responsibility for all arrangements with the tenants living in the property.

We provide all our new tenants with an initial induction to their property and make regular visits to inspect the condition of the property. All tenancies are subject to high property standards and stringent controls.
